An outline planning application for 50 homes in Malborough has been submitted to South Hams District Council.

The application, submitted by Maze Consulting, is for 50 houses off Collation Lane, 16 of them affordable, with all matters reserved apart from access. The proposal includes one, two, three and four bedroom properties with gardens and associated parking

A response from Devon County Council’s Flood and Coastal Risk Management Team in May said that the oppose the application “because we believe it does not satisfactorily conform to

Policy CS11 of South Hams District Council’s Core Strategy (Adopted December 2006) which requires developments to manage the impacts of climate change through the inclusion of sustainable drainage”.

Malborough Parish Council said it would approve the application if “if these concerns above are addressed and the proposed layout is maintained. Also the [percentage] of affordable housing is at the least achieved and preferably increased towards the 50 per cent aim”.

The concerns include the “visibility splay” at the junction, parking restrictions along Collaton Road, parking issues, and a neighbour who has a borehole on his property and is worried about the effect of excavations.”

Natural England presented no objections as long as the effect on the AONB was mitigated by “Green Infrastructure” taking up a “significant part of the site” and “to ensure that the hedgerow on the southern boundary is successful in its aim of mitigating the visual impact of the development and increasing the site’s biodiversity interest”.
