Nearly 100 local residents and councillors attended a consultation exhibition for a new development.

Residents had the opportunity to see detailed plans for a potential development on land off West Alvington Hill, known as K5, on Wednesday.

Baker Estates hosted the exhibition on June 27 to showcase their plans for a residential-led, mixed-use development and were happy to answer all questions.

The proposed development includes two access points, a range of houses - 17 out of 57 proposed to be “affordable”, area retained for commercial buildings, and a “generous” provision of open green space.

Opinions were varied on the proposals with some residents remaining unconvinced, while others were happily surprised.

Charles and Pauline Rollason, from Kingsbridge said: “Our first impression was that they were only telling you what they are going to build. It was a presentation, not a consultation.

“The local opinion was that the developments weren’t in the interests of the local community. The infrastructure is already straining with doctors, schools, etc. We’re not sure why they bothered to put the event on.”

Another lady, who wished to remain anonymous, from West Alvington said: “The consultants were very helpful. I was mostly worried about the footpath because I like to walk my dogs along there, but it looks as though they’ve planned it out thoughtfully.

“It was inevitable that it was going to happen, and if they develop it as they’ve portrayed in the photos I’ll be much happier because it’s better than just a block of houses.”

Baker Estates managing director Ian Baker said: “We were delighted that almost 100 local residents and councillors took the time to come along to our event last week and view our proposals. It was a good afternoon, with a lot of conversations through which we gained some valuable feedback.

“We have already spent time talking through our plans with Kingsbridge Town Council and West Alvington Parish Council as well as a number of our close neighbours and Kingsbridge Community College, so we’re building a good understanding of what the community thinks.

“We believe we have a great scheme here. The houses are bespoke, designed specifically for what is a great location, and 30 per cent of them - that’s 17 homes - will be affordable, available either for rent or shared ownership. I’m absolutely committed to delivering the affordable properties and I’m happy to be held to my word.

“We’ve heard suggestions that could improve pedestrian safety on West Alvington Hill. Whilst all the highway and pedestrian matters were approved in detail by the outline approval we have begun a review with the Devon County Highways team to see if these improvements could also be permitted.

“We absolutely do listen to what people have to say. If anyone didn’t get a chance to come along last week, I’d encourage them to take a look at the plans on our website (www.bakerestatesconsultation.co.uk) and let us know what they think.”

Now that the public exhibition is over, Baker Estates is looking into incorporating feedback where possible and appropriate into a finalised plan, which they will then submit as a reserved matters application to South Hams District Council.
